SCX and SC: how the recurring-income strategy works across warehouses, hotels and offices

SCX Corporation is the recurring-income business of SC, focused on generating revenue through property leasing rather than sales. SCX Logistics provides warehouse and factory space across seven sites. SCX Hospitality operates four hotels with a total of 895 keys, three of which are located in Bangkok and one which in Pattaya. SCX Working Solutions manages six office towers across Bangkok with a combined lettable area of 120,000 sqm.

Three very different businesses, one idea holding them together. Here is how that works, business by business. Every figure comes from SCX Corporation's own published pages, and the company overview has the formal corporate version.

What does recurring income mean for SC and SCX?

Recurring income is revenue generated on a regular basis rather than received as a one-time payment.

SC is a Thai real estate developer. Its residential business generates revenue by developing and selling homes & condominiums, with payment typically received at handover. Once a property is sold, the revenue cycle ends and the business moves on to the next sale.

Leasing operates differently. Once a tenant signs a lease, the same property can generate rental income throughout the lease term. Revenue builds more gradually, but it provides a recurring income stream rather than relying on a new transaction for each cycle.

This is the model SCX was built to operate, which is why it sits within a separate company. The businesses have different operating models, investment timelines, and revenue cycles. SCX describes itself as SC's second engine, and in September 2026 published a strategy note titled “From Recurring Income to Recurring Value.”

Which hotel projects are in SCX Hospitality's portfolio and pipeline?

SCX Hospitality holds four hotels in Thailand totalling 895 keys, three already open and one in the pipeline for 2029.

Hotel Keys Location Asset type Opening
KROMO Bangkok, Curio Collection by Hilton 306 Sukhumvit 29, Bangkok Upper Upscale Lifestyle Hotel October 2025
The Standard Pattaya Na Jomtien 161 Na Jomtien, Pattaya Lifestyle Beachfront Resort October 2025
YANH Ratchawat 78 Ratchawat, Bangkok Urban Lifestyle Boutique Hotel 2023
voco Bangkok Siam 350 Siam, Bangkok Upscale Lifestyle Hotel 2029

Three of the four are hotels in Bangkok. KROMO sits on Sukhumvit 29, YANH Ratchawat in the older Ratchawat neighbourhood, and voco Bangkok Siam will open in Siam. The fourth is The Standard, Pattaya Na Jomtien, a beachfront resort located in southern Pattaya.

At 350 keys, voco Bangkok Siam is larger than anything SCX has open today, and it is the only one still to come. The full SCX Hospitality portfolio sits on the business page, though only KROMO is described there in any detail.

What hotel brands does SCX partner with in Thailand?

SCX Hospitality works with three international hotel brands; Hilton, IHG and Hyatt and with three development partners: Daiwa House, Tokyo Tatemono Thailand and SYNTEC.

Those are two different kinds of partners, and the difference is worth pulling apart.

A development partner puts capital into the project and co-owns it, which is how Daiwa House sits behind KROMO Bangkok. Tokyo Tatemono Thailand is the partner of Bangkok Siam. SYNTEC is the partner of The Standard ,Pattaya Na Jomtien.

The brand operator runs the hotel day to day and puts its name over the door. KROMO Bangkok operates under Curio Collection by Hilton, and was Hilton's first Curio property in Thailand. voco is an IHG brand. Hyatt runs The Standard, Pattaya Na Jomtien. YANH Ratchawat is the exception, it carries its own name and no international brand.

So SCX owns the buildings and does not run the hotels. That split is the normal arrangement in branded hospitality, and it is also what makes the model fit recurring income: the operator handles guests, and the owner collects on a long agreement.

Two of the three development partners are Japanese. That is unusual for a Thai developer of this size, and it is the same pattern as in the warehouse business, where Tokyo Tatemono Thailand is also the partner on Bangna Km.20.

How does the same strategy work in warehouses and offices?

The other two SCX businesses lease the same way, at very different scales.

SCX Logistics operates seven warehouse and factory sites: two on Bangna–Trad Road in Samut Prakan, four in Chonburi, and one in Nakhon Sawan. The seven sites on 250,000 sqm of land that publish a land area total 407,190 sqm. Bangna Km.20 accounts for more than a third of that on its own, at 80,000 sqm, and it is the most fully documented site, with units from 1,700 to 25,000 sqm.

In offices, SCX Working Solutions manages six Bangkok office towers with a combined lettable area of 120,000 sqm: Shinawatra Tower 1, Shinawatra Tower 2, Shinawatra Tower 3, SC Tower, Computer Center and Technical Training center. Floor plates range from 350 to 1,200 sqm, accommodating a variety of business needs, from smaller teams to companies seeking an entire floor for their headquarters.

A warehouse lease and a hotel management agreement look nothing alike on paper. The cash behaves the same way, though, and that is the point of grouping them.

What is SCX's target for each business?

SCX Corporation publishes a 2025–2029 roadmap with three targets: 700,000 sqm for SCX Logistics, 2,000 keys for SCX Hospitality, and 120,000 sqm for SCX Working Solutions. Alongside them, SCX says it aims to contribute over 20% of SC's net profit.

Only the hotel target lines up cleanly with the portfolio today, because keys are counted the same way at both ends. Four hotels at 895 keys is a little under halfway to 2,000.

SCX Logistics is expanding its footprint, growing from 250,000 sqm to a target of 700,000 sqm. This expansion reflects SCX’s ambition to scale its logistics portfolio and meet growing demand for warehouse and factory space.

In August 2026, SCX reported first-half logistics revenue growth of more than 240% and outlined plans to expand its logistics footprint beyond one million square metres.
