Projects Aimed at Supporting the Growing E-Commerce and Automotive Sectors, Along with the Expansion of Production Bases by Foreign Entrepreneurs
SCX Corporation Co., Ltd., a key player in SC Asset’s “Engine 2” recurring income business, has taken a significant step in expanding its industrial real estate portfolio.
Mr. Nuttaphong Kunakornwong, Chief Executive Officer (CEO) of SC Asset Corporation Plc., together with the SCX executive team and senior representatives from Tokyo Tatemono Co., Ltd.—a prominent Japanese real estate developer with over 128 years of expertise—presided over a groundbreaking and main pillar laying ceremony for the construction of two warehouse and factory rental projects.
The projects—SCX Logistics Bangna KM 20 and SCX Logistics Laemchabang— aim to support the rapidly growing e-commerce sector, the automotive industry, and the expanding manufacturing bases of international businesses.
These initiatives are part of a joint venture between SCX and Tokyo Tatemono in the warehouse and factory rental business, aimed at driving growth and enhancing Thailand’s logistics infrastructure.
The SCX warehouse and factory rental projects are:
SCX Logistics Bangna KM 20:
Located along Bangna-Trad Road in Samut Prakan province, this project covers over 90 rai (14.4 hectares) of land. Its strategic location makes it ideal for logistics and transport businesses, offering easy access to Bangkok and key regional distribution points. SCX will provide both standard warehouses and ready-built, as well as built-to-suit factories, according to customers' requirements. The total leasable area will be approximately 80,000 square meters. The first phase, consisting of two ready-built buildings with a combined area of 23,000 square meters, is scheduled for completion in January 2025. Development of ready-built and built-to-suit factories on the remaining 50,000 square meters will continue through 2025 and 2026.SCX Logistics Laem Chabang:
Located on Highway No. 3009, just 8 kilometers from Laem Chabang Port Phase 3, this project is situated within the Eastern Economic Corridor (EEC), a key region that the government is promoting to attract industrial investment. SCX plans to develop over 46,000 square meters of leasable space, divided into 13,000 square meters in the general zone and 33,000 square meters in the Free Zone. Construction is expected to be completed in the first quarter of 2025, providing high-quality warehouses and ready-built factories to support businesses in this crucial industrial region.
Strategic Investment
SCX’s investment in warehouses and industrial estates forms a core strategy for generating recurring income within the SC Asset Group. With strong growth in the e-commerce and automotive sectors, along with increasing interest from foreign investors, SCX has set an ambitious target to develop 1 million square meters of leasable warehouse and factory space over the next five years. This strategic expansion is aimed at ensuring long-term growth and sustainability within Thailand’s industrial landscape.
