SCX Corporation Accelerates Warehouse Business in the First Half of the Year, Achieving Over 110,000 Sq.m. in Leased Area and Moving Toward Its 150,000 Sq.m. Target by Year-End, with Plans to Establish a REIT Next Year
SCX Corporation has delivered strong performance in the first half of 2025, with SCX Logistics achieving 110,000 square meters of leased warehouse space, exceeding its target and growing by more than 260% from the previous year. The company is moving forward toward its goal of reaching 150,000 square meters by the end of this year.
Its current customer base spans key business sectors, including logistics at 45%, manufacturing at 25%, and data centers at 16%. By nationality, its tenants include companies from Japan at 25%, China at 23%, Thailand at 21%, and France at 16%.
The company is also preparing to establish a real estate investment trust, or REIT, for logistics warehouse assets, with a target launch in 2026.
SCX Corporation Co., Ltd., the company driving Engine 2, or recurring income businesses, under SC Asset, reported stronger-than-expected performance in the first half of 2025. Through its distinctive strategic warehouse space management, the company achieved 110,000 square meters of leased area, representing a 260% increase from the previous year. The figure is expected to rise to 150,000 square meters by the end of this year, in line with the company’s plan.
The strong performance reflects SCX Corporation’s ability to meet demand from global business customers, particularly from Japan, China, and Europe, where demand remains continuous. This highlights the company’s strength in space management strategy and its ability to respond effectively to global market needs.

Its main customer groups include logistics at 45%, manufacturing at 25%, and data centers at 16%, reflecting its ability to support a wide range of industries. The company has also been able to attract leading companies from Japan at 25%, China at 23%, Thailand at 21%, and France at 16%.

In addition, SCX Logistics is preparing to establish a real estate investment trust, or REIT, for logistics warehouse assets, with the goal of offering it to the public in 2026. The company is currently in the process of asset valuation and selecting financial advisors.
The trust is expected to include SCX Logistics’ existing warehouse assets with a combined area of 150,000 square meters as its initial portfolio. This will form part of the company’s fundraising strategy to support business expansion and respond to increasing demand for warehouse space driven by the growth of the logistics sector.

SCX Logistics Bangna Km. 20
Located on Bangna-Trad Road Km. 20 in Samut Prakan Province, this project sits on a large 90-rai land plot and offers a total leasable area of 80,000 square meters. It is located near Suvarnabhumi Airport and expressways, enabling fast connections to Bangkok and the Eastern region.
SCX Logistics Bangna Km. 23
A ready-built warehouse and factory project for lease with high standards, located in the Purple Zone industrial area in the high-potential Bangna location. The project offers a total leasable area of 16,740 square meters.
SCX Logistics Nakhon Sawan
A distribution center in the lower Northern region, located at a key connection point between the Central and Northern regions. The project offers a total leasable area of 16,000 square meters.
SCX Logistics Laem Chabang
A warehouse project located on Highway No. 3009, heading toward Laem Chabang Port Phase 3, one of the largest ports in ASEAN. The project offers a total leasable area of 46,000 square meters.
SCX Logistics Amata Chonburi
Located in Amata Nakorn Industrial Estate, Chonburi Province, this project offers a total leasable area of 37,000 square meters. It is designed to support automation systems and is well suited for Japanese and European companies with manufacturing bases in surrounding industrial estates.
In addition to SCX Logistics, its warehouse-for-lease business, SCX Corporation also operates other businesses within its portfolio. These include SCX Working Solutions, its office building business, which currently offers six office buildings for lease with a total area of 120,000 square meters, and SCX Hospitality, its hotel business.
SCX Hospitality currently operates YANH Ratchawat, which has received the “Best 3-Star Hotel” award along with the Thailand Tourism Standard certification from the Department of Tourism, Ministry of Tourism and Sports. The company is also preparing to develop KROMO Bangkok, Curio Collection by Hilton on Sukhumvit 29, and The Standard, Pattaya Na Jomtien, both scheduled to open in 2025.
